Katy real estate

West Houston's master-planned heartland, spanning three counties and one very large school district.

Harris, Fort Bend and Waller counties · Katy ISD

Katy is the anchor of west Houston's family market and one of the most searched names in the region. It is also one of the easiest places to make a county mistake: the Katy area spans Harris, Fort Bend and Waller counties, and which one a home sits in changes the appraisal district, the tax jurisdictions, and where a protest gets filed.

Most of the area is served by Katy ISD, a large district that opens new campuses regularly. That growth is why attendance zones here get redrawn more often than in a static district, and why a boundary you confirmed two years ago is not necessarily the boundary today.

Housing stock spans a wide band, from well-kept homes built in the 1990s to new construction still being delivered. Much of the newer development sits inside municipal utility districts, so the tax picture varies noticeably between subdivisions that look similar from the road.

Commute is a real factor. Proximity to I-10 and the Grand Parkway is what put Katy on the map for households tied to the Energy Corridor, and how far a specific subdivision sits from those arteries is worth testing at the hour you would actually drive it.

Katy Questions

What buyers ask about Katy

Grounded in how this specific area works. Anything that varies by address says so, and should be confirmed for the property you are actually considering.

Which county is Katy in?

The Katy area spans Harris, Fort Bend and Waller counties. This is not a technicality: the county determines which appraisal district values the property, which taxing jurisdictions appear on the bill, and where you file an appraisal protest. Establish the county for the specific address early.

How often do Katy ISD attendance zones change?

More often than in a district that is not growing. Katy ISD opens new campuses to keep up with development, and opening a campus means rebalancing the zones around it. Verify the current zone with the district for the exact address, and put the confirmation in writing if schools are driving your decision.

Why do two similar Katy homes have different monthly costs?

Usually a municipal utility district. Much of the newer development in the Katy area sits inside a MUD, which levies its own property tax to repay infrastructure bonds. Rates vary by district and generally decline as those bonds are retired, so a newer subdivision often carries a higher rate than an established one nearby.
