Before you tour
Deed restrictions, not zoning
Houston has no conventional zoning ordinance, so what can be built next to a home is governed mostly by private deed restrictions recorded for that specific subdivision. Protection therefore varies block to block: one street's restrictions may bar commercial use and short-term rentals, while the next subdivision over has restrictions that were never renewed. No search filter captures this. Pull the restrictions for any home you are serious about before you assume the empty lot behind it will stay empty.
The tax line is more than one tax
A Greater Houston property tax bill is assembled from several jurisdictions: county, city, school district, and often a Municipal Utility District that financed the water, sewer, and drainage infrastructure for that development. MUD rates vary widely between districts and generally fall over time as the original bonds are retired. Two similar homes a mile apart can carry genuinely different monthly costs for this reason alone, so compare the full tax picture rather than the list price.
Flood history is disclosed, not filtered
Texas requires most residential sellers to provide a written Seller's Disclosure Notice, which asks directly whether the property has flooded before, whether it sits in a floodplain or flood pool, and whether there have been prior flood insurance claims. That notice arrives with the offer, not in the search results. Floodplain maps also change, and a home outside a mapped zone is not the same as a home that has never taken water.
Square footage is usually an estimate
The living area shown on a listing typically comes from the county appraisal district, not from a measurement taken for the sale. It is close enough for browsing and regularly off by enough to matter when you are comparing two homes at the same price per foot. If the difference would change your decision, have it measured during the option period.
Questions about your search?
Does this search show every home for sale, or only Isola Realty Group listings?
Every home on the market. The search on this page runs against the full Greater Houston MLS, so you see listings from every participating brokerage, not only the ones Isola Realty Group represents. You can tour any of them with us regardless of which brokerage has the listing.
Why can I see asking prices here but not what homes actually sold for?
Because Texas is a non-disclosure state. Asking prices are public because they are advertised, but final sale prices are not recorded in public records and are only verified inside the MLS. That is the gap that makes automated online value estimates less reliable in Texas than elsewhere. If you want to know what comparable homes genuinely closed at, ask us to pull the MLS-verified sold data for that street or subdivision.
How current are the listings on this page?
They come from a live MLS feed rather than a static list typed out by hand, so status changes and new listings flow through continuously rather than waiting on a website update. In a fast-moving price band a home can still go under contract between your search and your call, which is the honest reason to reach out early on anything you are serious about.
What does IDX mean?
Internet Data Exchange. It is the arrangement that lets member brokerages display each other's listings on their own websites under agreed rules, which is why a single brokerage site can show the whole market instead of just its own inventory. The listing data stays under the MLS's control, which is also why it loads inside its own search tool rather than being copied onto the page.
Can you set up a saved search that emails me new listings?
Ask us. Saved searches that notify you when matching inventory hits the market are a standard MLS feature, and the useful part is tuning the criteria that are hard to express as a filter. Tell us what actually matters to you and we will go from there.
