Looking for a place
Have your documents assembled before you start touring. Proof of income, identification, and rental history are the usual requirements, and in an active price band the application that gets accepted is frequently just the one that arrives complete and first. Ask directly about flood history and about which utilities you are responsible for, and get both answers in writing rather than in conversation.

If you own a rental
Leasing a property out
The highest-leverage decision in a rental is who gets the keys, and it is the one most self-managing owners rush because the property is sitting empty. Screening criteria should be written down and applied identically to every applicant: better practice, and what keeps an owner clear of fair-housing trouble. Ask us what placement or ongoing management would look like for your property.

Renting Questions
Renters and owners ask these
Nothing here is legal advice, and lease terms vary. When it matters to your situation, get the answer in writing.
What do I need to have ready to apply for a rental?
Generally proof of income, identification, and rental history, and applications usually carry a fee. Screening criteria are set by the owner and should be applied identically to every applicant. The practical advice is to have your documents assembled before you start touring, because in an active price band the well-prepared application is often simply the one that arrives first.
Does a landlord have to disclose flooding on a rental?
Texas law requires landlords to disclose to a tenant if the dwelling has flooded within a defined recent period or sits in a designated flood zone, and a tenant who is not told has specific remedies. Ask directly if it is not volunteered, and get the answer in writing. Flood history matters to a renter as much as to a buyer, because your possessions are not covered by the owner's policy.
Should I rent or buy right now?
It turns much more on how long you intend to stay than on where rates are. Buying carries substantial transaction costs at both ends, so a purchase you exit in a year or two rarely comes out ahead of renting regardless of what the market does in between. If you are unsure about the area, the job, or the household, renting while you find out is a legitimate decision rather than a wasted one. We are happy to tell you when renting is the better call.
I own a rental property. What does management actually cover?
Typically marketing and showings, applicant screening against consistent written criteria, lease preparation, rent collection, maintenance coordination, renewals, and move-out. In practice the value is that the nine-at-night call about a water heater stops being the owner's problem, and that tenant selection happens through a documented process rather than under time pressure with an empty property. Ask us what a specific property would involve.
Can you help me lease a property and then sell it later?
Isola Realty Group works across residential sales, leasing, and property management, so an owner weighing whether to keep a property or list it can get one answer from people who already know it, rather than from a management company with a reason to keep managing and an agent with a reason to sell.
