Commercial Real Estate

Commercial property, researched before it is recommended

Commercial decisions turn on what a property is allowed to become, what it will cost to hold, and who else is competing for the same tenant. None of those are on the listing sheet.

Use is governed by deed restrictions, not zoning

Houston has no conventional zoning ordinance, so what you can do with a property is determined mostly by private deed restrictions recorded for that specific tract, plus citywide rules on things like parking and setbacks. This varies enormously from one parcel to the next, and it is the single most common thing buyers assume they understand and do not. Settle the question of whether a property supports your intended use before you spend money on it.

The holding cost is rarely one number

A commercial tax bill is assembled from county, city, school district, and frequently a special district that financed the infrastructure for that development. Rates vary between jurisdictions and change as bonds are retired. Underwriting a property on the current year's number without knowing which districts it sits in is how a deal looks better on paper than it performs.

Investment and leasing

A rent roll is worth reading against what comparable space is actually leasing for rather than against asking rates, which lag. Isola Realty Group works across commercial and residential property management as well as sales, so questions about what a property will take to operate do not have to go to a separate firm.
